Office Space Planning

Working closely with the client to fully understand office organizational structure and functional procedures allows us to create solutions that accommodate. We document space inventories of planned and existing furniture, fixtures and equipment and for their data/electrical requirements. Our measurements adhere rigorously to the BOMA 1996 guidelines that take into account common areas for both floors for calculation of the rentable square footage. We take measurements of all existing conditions carefully and verify them against AutoCAD floor plans of the shell building. Our approach and accuracy is well within the BOMA's allowable margin of error of +/- 2%.

For calculating a tenant's usable area, we measure from the inside of the exterior wall to the centerline of partitions that separate the tenant from common areas and/or neighboring tenants. We exclude the area of columns at the usable space. We exclude the enclosing walls of vertical penetrations at elevators and stairs. At the common areas, we include restrooms, lobby, public corridors, mechanical and electrical rooms - all measured to the centerline of the enclosing walls.

As a facilitator to owners, leasing brokers, and prospective tenants, we provide the communications skills, accuracy, design skills, and attention to detail required to establish long-term happy relationships.
